As a board member for The Realty Investment Club of Houston (The RICH Club) I get copies of the posts that are presented on the http://www.richclub.org Forum which is under the Members Only section of the site. Here is a post that I recently responded to that I think you might be interested in.
"Hello everybody,
I'm a new member to the club. Freshly coming out of an investing class, wanting to know which is the best way to start in real estate investing with little or no money using OPM method?"
Hello New Investor...
I read that you are fresh out an investing class. Did you complete the RICH Quickstart Program? That program has a new financing section that really drills down into what ways investors can get started and get wealthy using several forms of creative financing, including Wrap-Around Mortgage, Subject-To, Owner Financing, Partners, and Private Money.
I'd remember the old movie saying... "if you build it they will come". If you find a good deal then OPM will not be an issue because people will be running to you! So, it sounds like you got started right with education. I'd either continue the education with the Quickstart Program (see the RICH calendar) and/or start looking for deals. THEY ARE EVERY WHERE. If some area of investing interests you more than others then I would start attending RICH Focus Groups on that topic. Statistically, you are much more likely to succeed, i.e., make money, if you are doing something you like and especially love.
Let's keep the dialogue going. Compared to other new investors, you have a great advantage because you are a member of the RICH Club.
